April 16, 2013 , Almaty - Recently, Kazakhstan may be included in the list of leading countries purchasing real estate in Turkey. Since the law abolishing the principle of mutual understanding on the purchase of real estate by foreigners was adopted (August 2012), Kazakh citizens have purchased 57 real estate objects in the Republic of Turkey. This was announced today at a special press conference at the Kazakhstan Press Club by a representative of the construction company Sinan Insaat.

Since August 2012, a law has been enacted in Turkey that abolishes the principle of mutual understanding regarding the purchase of real estate by foreigners. Kazakhstan is included in the list of 129 countries that have the right to purchase Turkish real estate without any restrictions.

"Currently, citizens of Kazakhstan can purchase real estate in their own name, with the family members of the first property owner obtaining a residence permit. To obtain a residence permit, it is necessary to submit a certificate confirming ownership of the real estate, a passport, and a questionnaire to the Turkish Embassy. The certificate confirming ownership of the real estate is issued only when the owner personally visits Turkey. During the registration process, a tax identification number is issued in the name of the owner, and a bank account is opened. The registration of documents is carried out in the cadastral chamber. Currently, legislative changes are being introduced to simplify the situation for real estate owners," noted Alexandra Sokolova, Managing Director of Sinan Insaat in Kazakhstan.

According to Sokolova Hanım, investors from 183 countries purchased 2,578 Turkish real estate objects with a total area of 1,162 thousand square meters in 2012. German citizens bought the most real estate in Turkey. 561 German citizens own 775 Turkish real estate objects with a total area of 789 thousand square meters. The top three include English and Turks. Since 2008, it has been allowed for citizens of the Russian Federation to purchase real estate in their own name. Russian citizens own 416, and British citizens own 365 real estate objects in Turkey; the total area of real estate owned by Russians and English is 118 thousand square meters. Kazakh citizens purchased 57 real estate objects in 2012, and it is expected that the share of Kazakhstani investors in Turkey will increase.

Residential complexes have all the necessary infrastructure for recreation and permanent residence, such as aquaparks, pools, hamams, saunas, sports and children's playgrounds, parking, shops, restaurants, fashion salons, and pharmacies. There is no additional charge depending on the floor. The area of the apartments ranges from 75 square meters to 195 square meters. Utility payments range from 380 euros to 500 euros per year.

When the owner is not at home, the apartment is under the supervision of the management company, and the company also takes financial responsibility for renting out the apartments and the real estate and property of the owner. The owner's income from renting out ranges from 80 euros to 160 euros per day during the season and 600-1200 euros per month during the off-season.
