Documents for obtaining a residence permit in Turkey:

1. International passport + copies of pages with the stamp on entry into Turkey
2. Birth certificate of children with an apostille stamp (if there are minor children)
3. Marriage certificate with an apostille stamp (if the property is registered to one of the spouses)
These documents must be translated into Turkish and certified by a notary.

4. Medical insurance – Sigorta with a Turkish insurance company for the duration of the requested visa. For adults from 18 to 65 years old (children under 18 are not required, those over 65 are not insured).
5. Receipt for payment of the state fee at the tax office*. 110 lira is the fee** per person before submitting an application on the website, after submission the cost of the ikamet card is 140 lira per adult and 70 lira for children under 18 years old.
* For citizens of Belarus, Georgia, Kyrgyzstan, Latvia, Lithuania, Moldova, Turkmenistan, Uzbekistan, Ukraine, and Estonia, there is an additional one-time visa fee for entry into Turkey in the amount of 695.6 lira.
** The fee is different for each citizen of different countries.

6. Photos (3.5 x 4.5) 4 pcs. (Special requirements, photos must be taken in Turkey). Printed and in electronic format on a flash drive (Required when submitting an application on the website)
7. Tapu + its copy or a notarized lease agreement "Kira" with signatures of all adults, a list of all family members + certified copies for each family member.
8. Certificate from the Cadastre Office that the Tapu is valid

​​!!! If one of the parents will receive a residence permit for children without the other parent, then the notarized consent of the parent for the children to live in Turkey. Done in person in Turkey or through the Turkish consulate.

!!! A long-term lease can be used to obtain a residence permit for a maximum of one year.
Residence permits based on leases are NOT renewable for citizens of Ukraine, Belarus, Kazakhstan, Uzbekistan, or Kyrgyzstan.

!!! Tapu for multiple people.
If a Tapu has multiple owners, excluding spouses and children under 18, the second and subsequent owners receive a residence permit for a maximum of one year. Exceptions include citizens of Russia, the European Union, the United States, and Canada.

 7 steps to obtaining a residence permit:

It is possible to obtain Turkish citizenship by naturalization on the grounds:

  1. Marriage with a Turkish citizen
    Turkish citizenship can be obtained after 3 years of official marriage with a Turkish citizen.
  2.  5 years of official residence in Turkey.
    During this period, the foreigner must reside in the country for a total of at least 180 days per year. They must also have a steady official income and speak Turkish. When reviewing the application, Turkish authorities also consider factors such as the foreign citizen's trustworthiness, the absence of criminal records, particularly in Turkey, and the presence/absence of diseases posing a threat to society (primarily HIV and advanced forms of tuberculosis).

Since 2018, amendments have been made to the law on obtaining citizenship, which allow investors to obtain Turkish citizenship in an accelerated manner.

  1. Real Estate Purchase:   
    Real estate valued at least €250,000 (US) – one or more properties on the primary or secondary market, including commercial real estate and infrastructure facilities purchased after October 2018. The property must undergo an appraisal before sale. The cadastral value of the property is determined based on the expert commission's report. This document is considered by government agencies when reviewing the citizenship application. The citizenship application must be submitted within three months of the purchase and sale transaction. A bank statement confirming the required amount has been transferred from the buyer's account to the seller's account is also required. The property must be registered only in the name of the person applying for citizenship under the simplified procedure, and not in the name of their spouse or children.
     A condition for obtaining citizenship is owning the property for at least three years. After this period, the properties can be sold.
  2. Job creation
    Creation of at least 50 jobs confirmed by the Ministry of Labor and Social Security of the Republic of Turkey.
  3. Financing to Turkey
  • Open a deposit account. If a foreign citizen deposits at least 500 thousand euros in any Turkish bank, he can count on obtaining Turkish citizenship through a simplified scheme. It is worth noting that the deposited amount cannot be withdrawn for three years. 
  • Invest money in the Turkish economy. Another option to obtain Turkish citizenship through a simplified scheme is to invest in the country's economy. A foreigner can apply for a Turkish passport provided that at least 500 thousand euros are invested in the Turkish economy.
  • Buy government bonds. Also a great option to obtain Turkish citizenship through a simplified scheme. To do this, you need to purchase government bonds worth at least 500 thousand euros.

The process of obtaining citizenship through naturalization lasts about six months, and through the accelerated process - 2 months.
