The second property tax payment due for 2026 is November 30, 2026.This date is listed on the Turkish Tax Administration (TBI) calendar. If the tax for the year has not yet been paid in full and there is an accrual due on the property, check it in advance.

Where to pay taxes

Property tax—emlak vergisi—is paid to the municipality where the property is located. It is typically paid in two equal installments: the first in March, April, and May, and the second in November.

For an apartment in Mersin, use the property's registered address as a reference. For information on how to calculate the tax and available payment methods, contact the relevant municipality. Aidat and utility bills do not replace this tax.

If the apartment was purchased recently

The buyer must check the deadline for submitting the municipal acquisition notification separately. GİB provides two examples: for a purchase on July 16, 2026, the notification must be submitted by December 31, 2026; for a purchase on October 2, the notification must be submitted within three months of the purchase date. In both examples, the buyer's tax liability begins in 2027.

For your transaction, check the documents for the deadline. Don't assume that the transfer of ownership itself replaces notification to the municipality.

Before purchasing, also check for outstanding debt on the property. According to the GİB, a regular property transfer cannot be processed if there is outstanding debt on this tax. Exceptions are provided, specifically for inheritance, court decisions, and enforcement. The specific situation should be clarified when preparing the transaction.

What to check before paying

  • Address and property details: the charge must apply specifically to your property.
  • Year, payment purpose and balance: Do not repay an amount already paid.
  • Owner details: For recent purchases or discrepancies, please contact the municipality.
  • Confirmation of transaction: Please keep the receipt along with your apartment documents.

If you have any questions about the amount or status of your debt, please request up-to-date information from the municipality before making payment. This information describes the general procedure and is not intended to replace an analysis of the circumstances of a specific property.
