  • Check the issue date. Typically, the passport is valid for ten years; if there are significant changes affecting annual energy requirements, it is renewed according to established procedures.
  • For a new project, please check the date of the building permit: the term "new building" does not mean that the method will be applied after June 30, 2025.
  • Check whether the EKB applies to the entire building or just a specific individual unit. Don't mistake the passport of another block or building for the document for your chosen apartment.
  • Compare the EKB with the inspection: windows, loggia shading, facade, external units and accessibility of technical rooms.
  • Find out which systems are shared and how this is reflected in the data: pumps, central hot water, generator, shared cooling zones, and other solutions.
  • Ask to see who issued the document. A blurry photograph without any identification is not sufficient proof.

How to compare two houses without false accuracy

Create a short table for each option: permit year and EKB date, class and declared systems, floor, cardinal directions, façade, windows, maintenance details, and regular common costs. This won't replace an engineer's report, but it will highlight any missing information.

A new home in Mersin may have a recent building registration but a sunny side with no external shading. An older home in Yenişehir or Mezitli may be of a modest standard, but have high-quality windows, a well-maintained façade, and a clear maintenance history.
